South Carolina Residential Builder License Requirements & Application

  • License required for contracts exceeding $5,000.
  • Pre-approval by the board is required to sit for the exam.
  • Submit application fees and a credit report with your application.
  • South Carolina Business and Law exam required.
  • Obtain a $15,000 surety bond.
  • Submit an affidavit proving at least one year of experience supervising a licensed builder.
  • Surety bond of twice the net worth requirement may substitute a financial statement.

Test Information: The test covers 8 subject areas based on an 8-book set.

Attempts: You have 3 attempts to pass within 12 months. If you fail the exam (3) times you must wait 12 months from your last attempt date to reapply

South Carolina Residential Builder License Reciprocity

Residential Reciprocity agreements are available for licenses issued for at least 1 year in Alabama, Georgia, Louisiana, Mississippi, North Carolina, Utah, and with the NASCLA National Contractors Exam. For further details, refer to the South Carolina Reciprocity FAQ.

Permitted Work

"Residential builder" applies to construction or supervision of residential buildings not exceeding three floors or more than sixteen units in a single apartment building, for projects exceeding $5,000. More details on permitted work can be found in the South Carolina Building Code.
